Initial discussion and brief

We review the site, understand the brief and talk through what is fixed and what is still being shaped. Understanding first, selling never.

Pre-construction and buildability

Budget, programme, lead times, utilities and approvals are tested with the design team. This is the stage that protects the rest of the project.

Programme setup and mobilisation

Long-lead orders placed, site mobilised, sequencing locked in before work starts on site, not figured out on the way.

Live construction and coordination

Site Manager runs day-to-day delivery, the Project Manager coordinates trades and statutory bodies, and the Commercial Director keeps cost oversight through regular CVRs.

Completion, snagging and handover

We complete the build, work through snagging, finalise documentation and hand over ready for occupation. A good handover is part of the job.

Do you offer design and build as part of a new build project?

Yes. Where it suits the project, we can take responsibility from early concept and design coordination through to full construction and completion. Design and build keeps buildability, programme and cost under one roof, which tends to suit clients who want a single point of accountability.

What are the biggest risks on a new build project?

Lead times, utilities, design changes, labour availability and weak early coordination are usually the biggest risks to programme and budget on a new build. We manage these by testing them upfront — in pre-construction — rather than discovering them once site is live.

How long does a new build typically take?

It depends on size and complexity. Smaller new builds can be delivered in several months; larger schemes or phased developments can run beyond a year. The honest answer is set at the pre-construction stage, once budget, programme and procurement are tested properly.
