Delivering on the Isle of Man
Commercial projects on the Isle of Man are shaped by logistics as much as construction: tight town-centre access, off-island lead times and a local approvals landscape. We plan around all of it before site starts, so the programme holds.
Access and logistics
Climate
Access and logistics
Many commercial buildings, especially in Douglas, have tight access. Traffic management plans, permissions and delivery windows are arranged well in advance, not discovered on day one.

Lead times
Planning and approval
Lead times
Specialist materials and products are the silent risk on island fit-out programmes. We identify long-lead items early and order ahead of need, so openings happen on time.

Funding and approvals

Funding and approvals
We know the island's statutory bodies and support schemes, and have helped clients through successful Town Centre Regeneration and Financial Assistance Scheme applications.

Labour and trades
Local relationships
Labour and trades
The island's specialist labour market is small. Our direct labour force covers the core trades, and long-standing subcontractor relationships secure the specialists when the programme needs them.

How a commercial project runs
Planned around your operations, priced with discipline and delivered to open on time.
We start with your business
Opening hours, customer flow, staff and what cannot stop while works are live. The brief is set around your operational reality, not just the drawings.
Pre-construction and procurement
Strip-out, structural alterations and core construction sequenced around your building, with access, phasing and any out-of-hours working arranged before site starts.
Enabling works and structure
Strip-out, structural alterations and core construction sequenced around your building, with access, phasing and any out-of-hours working arranged before site starts.
Fit-out and finishes
Specialist trades coordinated tightly, progress tracked weekly and cost overseen through regular commercial reviews, with direct involvement from our senior team throughout.
Completion and opening
Snagging closed, documentation finalised and landlord or insurer sign-off supported, so the space opens for trading when the business plan says it will.
Featured projects
Our projects are designed with longevity in mind, ensuring that each structure stands the test of time while maintaining affordability.
Frequently asked questions
The questions we hear most, whatever the project, answered directly.
Yes. We are often involved early, supporting clients with planning guidance, buildability input, budgeting and design coordination before drawings are fixed. Bringing a contractor in at that stage tends to avoid costly redesign later and helps ensure the project is priced and programmed on realistic assumptions.
Yes. Many of our commercial projects are delivered around active operations — staff, customers, tenants or the public. We sequence works to fit the building's reality, plan access and safety carefully, and where it is needed we work shifts through the evening, night or early morning to keep our client's operations running. Live-environment delivery is not a complication for us. It is part of how commercial work is typically done.
Yes. We can take a commercial project from early concept, through planning and design development, into full construction and handover. Design and build keeps responsibility for buildability, cost and programme in one place, which tends to suit commercial clients who want a single point of accountability from concept to completion.
Programme is managed actively, with weekly review against agreed targets, structured sequencing and proactive subcontractor coordination. Cost is overseen by our RICS-accredited commercial director through regular CVRs and project review meetings, so the client has visibility on where the budget is, where it is heading and what is driving any movement. The intent is no surprises — on either side.
Yes. We regularly manage multiple live commercial projects across different sectors, supported by a combination of direct labour and trusted specialist subcontractors. That gives us better control over programme and quality, and the management capacity to scale our involvement to the demands of the job.
The Isle of Man has its own planning system, building control requirements, section agreement processes and utility arrangements, all distinct from the UK. Labour rates are typically higher than UK market expectations, and many materials carry significant uplifts once shipping and local supply are factored in. Local relationships with statutory bodies, suppliers and specialist subcontractors genuinely affect how smoothly a project runs and how accurately it is priced — which is why on-island delivery experience matters.
Yes. We have supported successful applications under the Town Centre Regeneration Scheme and the Department for Enterprise Financial Assistance Scheme, and we have established working relationships with government departments on the island. Funding and grant support are not always well-known to clients, but on the right project they can materially change what is viable — and we are happy to talk that through early.
