Can you work in live public environments?

Yes. We regularly deliver works in and around live public environments where staff, pupils, residents, visitors or members of the public may still be present. We plan with safeguarding, safety and communication at the centre — segregating works, controlling access and sequencing high-impact activities around the operational rhythm of the building (term times, opening hours, shift changes). We have experience in live school and healthcare settings, and our project at Andreas School is one recent example.

How do you manage disruption on public sector projects?

We sequence works carefully, communicate clearly with stakeholders and plan around access, operational hours and site constraints to minimise disruption wherever possible. Where it is needed, we work outside normal hours or align high-impact activities with school holidays, shift patterns or quieter operational windows. The aim is always to keep the building functioning normally while the project is delivered properly.

Do you work to JCT and NEC contracts?

Yes. We have good working experience of both JCT and NEC contract forms, and our commercial function is led by a RICS-accredited Quantity Surveyor. Clients comment that we keep the admin side organised and manage contract documentation properly across the life of the project.

What quality management systems do you implement?

We operate ISO-style quality management protocols alongside internal project controls. These include daily reporting, health and safety checklists, programmes, two-week lookaheads, risk registers and site registers documenting progress, decisions and meeting outcomes. Together they support quality, accountability and clear communication across the project.

What makes public sector construction on the Isle of Man different?

Public sector projects here usually carry tight, publicly stated timelines, are funded by public money, and have to be coordinated with local procurement routes, statutory processes, building control and utilities — all distinct from UK legislation. Labour rates and material costs typically carry uplifts once shipping and local supply are factored in. Strong local relationships and on-island delivery experience genuinely affect how smoothly a project runs.

How do you protect the works during construction?

We use appropriate site security, temporary protection, safe access arrangements and regular supervision to protect the works throughout the project. Where the building is occupied or in a sensitive setting, full site enclosure with Heras fencing, controlled access points and pedestrian/traffic segregation are standard.
