Design coordination and pre-construction
Architects, engineers and our team develop the design together. Planning, utilities, buildability and procurement are tested in parallel, not in sequence.
Construction and live management
The nominated Project Director leads delivery, with Project Manager coordination and active commercial oversight through regular CVRs and reporting.
Completion, handover and close-out
Works completed, snagging closed, documentation finalised, building handed over ready for occupation or operation.

Design and build is a delivery route where one team helps manage both the design development and the construction, creating a more joined-up process from concept through to completion.
Not always. It works particularly well where clients want early guidance, better coordination and a more practical route from idea to delivery. On simpler, well-defined projects, a traditional route may be just as effective. We will give you an honest view either way.

In most cases, yes. Design and build does not remove the need for professional design input — it means the process is coordinated more closely and shaped around delivery from the outset.
