Process

Our process

Initial discussion and site review

We start with the operational needs of the business: opening hours, customer flow, staff arrangements and what cannot stop while works are live.

Budget, buildability and scope

Budget, programme and buildability worked through with the design team, with lead times and landlord requirements tested at this stage.

Design coordination and pre-start prep

Programme, procurement, phasing and access locked in before site starts. Traffic management and out-of-hours approvals go in early.

Strip-out, alteration and fit-out

Delivery led by our Site Manager with direct MD involvement, specialist subcontractors coordinated tightly and shift work run where live operations need protecting.

Completion, handover and sign-off

Ready for trading or reoccupation: works completed, snagging closed, documentation finalised, landlord and insurer sign-off supported.

Commercial fit-outs on the Isle of Man

Fit-outs here are driven by logistics as much as construction: tight access in Douglas, traffic management approvals, off-island lead times and the coordination of removals and temporary space. We work through all of it before site starts, so the right permissions and arrangements are in place when needed.

Town centre access

Tight sites, especially in Douglas, with traffic management plans and approvals booked well in advance.

Lead-time discipline

Specialist materials and products identified and ordered early, the biggest silent risk on fit-out programmes.

Relocation logistics

Temporary office space, phased handovers, storage and removal companies coordinated as part of the programme.

Landlord coordination

Landlord requirements, utilities and statutory bodies kept aligned so approvals never stall the works

Frequently Asked Questions

Can you work around a live business or occupied building?

Yes. Many fit-out and alteration projects need to be planned around staff, customers, tenants or neighbouring occupiers. We sequence works carefully to reduce disruption where possible, and where it is needed we run shift work or out-of-hours sessions to keep operations running.

‍

Can you help before the design is fully complete?

Yes. Early involvement helps with budgeting, buildability, programme planning and identifying risks before they become costly. On fit-out work specifically, lead times are often the silent risk — and they need testing early.

‍

Can you manage landlord, utility or stakeholder coordination?

Yes. We are used to working with landlords, designers, consultants, statutory bodies and utility providers to keep projects moving — including coordinating temporary office space, phased handovers and removal companies where the project requires.

‍

Can you help with fast-track projects?

Yes. Where timescales are tight, we plan the route through design, procurement and delivery to give the project the best chance of opening on time — including running shift work and longer working hours where it helps.

‍

Where do commercial fit-outs usually go wrong?

When scope isn't defined, design keeps moving after works start, lead times are underestimated or the business's operational needs aren't planned around. Our pre-start process exists to keep designers, landlords, suppliers and the programme connected.
